Our team has experience acting for buyers and sellers of freehold and leasehold commercial property, specialising in retail premises and units, restaurants, cafes and hospitality venues.
If you are purchasing or leasing a commercial property, our team will report to you on the liabilities that you will be taking on, investigate the legal title, conduct the necessary searches, raise enquiries with the seller’s solicitor and work towards completion as efficiently as possible.
We can also represent you in agreeing on the essential points of a new lease or in reviewing and reporting to you on the terms of an existing lease. If a business sale contract is needed, then we can also assist with drafting and reviewing it.
If you are disposing of a commercial property, we will work with you to reply to any enquiries the buyer raises and ensure that their solicitor has all of the information they need to conclude the transaction promptly.
Our fees are provided for guidance only and VAT is charged at 20%. An electronic file archiving fee of £42 (£35 plus VAT) applies to each matter opened and closed, and a Funds Transfer Fee of £42 (£35 plus VAT) applies where same-day payments are made. To comply with anti-money laundering regulations, we carry out mandatory electronic identity and verification checks, charged at £60 (£50 plus VAT) for both individuals and businesses. Higher fees may apply for non-UK clients or where additional checks are required.
