Independent Legal Advice

You may need independent legal advice, even if a solicitor is already dealing with a transaction. This is to ensure that your interests are observed and that you have clear advice in relation to any disadvantages in entering into a legal agreement.

Issues we can advise on include:

  • Occupier’s consent forms
  • Personal guarantees
  • Directors’ guarantees

Statutory Declarations

There are many situations in which a statutory declaration may be necessary. This is a document formally stating your position, for example, in respect of access to a property, property boundaries or the loss of important paperwork such as a passport or confirming your marital status.

We can prepare a statutory declaration and/or arrange for a statutory declaration to be witnessed, as required under the Statutory Declarations Act 1835.

Change of Name Deeds

If you wish to change your name, we can provide you with a change of name deed or deed poll for you to sign. The document can then be used to update your bank account or apply/renew your passport in your new name.

Apostille services

We assist clients with apostille services to help ensure that legal documents are officially recognised for use in other jurisdictions. As part of this process, we arrange for documents to be sent to the Legalisation Office for apostille certification. Documents we commonly assist with include birth and death certificates, marriage certificates and medical certificates.

Witnessing / Certifying document

If you have been asked to sign a legal document in front of a witness, we can witness your signature for a small fee. We can also verify your identity and certify original documents.

Update HMLR

If anything changes in respect of your property, such as the ownership by death, the rights relating to the property, such as boundaries or rights of way, or your name has changed, you should arrange for HM Land Registry’s records to be updated. This will make any future property transactions easier, prevent delays in conveyancing transactions and reduce the risk of property fraud.

We can draft any necessary documents and arrange for the details to be entered onto the Land Register on your behalf.

Travel consents

We assist with the preparation of travel consent letters and supporting documentation where a child is travelling overseas with one parent or another authorised adult. These documents help demonstrate parental consent for travel and may be required by airlines, immigration authorities, or border control officials when entering or leaving a country.

Each country may have their own requirements and we do advise you check the requirements with the relevant country you are travelling to or from.
